THE SELECTION CRITERIA
We have adopted a 5 point checklist for any property we recommend. Our methodology allows us to look at a property from an un-biased position, we are aware of and have access to 50x the number of projects we recommend but not all pass the test. Taking the emotional piece out of the equation we simply look to see whether or not this property will provide a solid return over time.

VALUATION
First and foremost we need to be confident that valuations will match if not better the purchase price. We do not want you to invest into assets that are over-priced.
INFRASTRUCTURE
We need to understand not only what infrastructure can improve the value of a property, but also what could potentially lead to a diminishing value of the property; access to Light Rail is wonderful but nobody wants tracks in their backyard.
POPULATION
The biggest driver is demand for housing is demand in the location. The more people coming to a location the greater the demand, greater the demand the higher values will lift.
EMPLOYMENT
Is the property located to a high volume of jobs (ratio of residents to localised employment). How close are the jobs, what is the spread of employment? If we rely solely on 1 industry type this is not a risk we will take.
REPUTATION
A Developer or Builders ability to provide quality long term investments is paramount to success. It is critical that the property is well constructed with quality materials thus remaining in pristine condition so that when we dispose of the property we can achieve maximum returns.
