This allows us to potentially Pre-Order a Property to meet your individual circumstances and strategy.
If you're seeking the highest rental returns or return on investment in growth locations, then one of the best ways to achieve this objective, is through purchasing what is known as a Dual Income property. In essence, these properties offer two residences under the one roofline and on the one title, meaning only one set of rates and lower overheads in general. Dual Income properties come in a range of configurations, with the second residence usually being a one or two bedroom residence, whilst the main residence usually offers 3 or 4 bedrooms. Duplex versions may offer 3 or 4 bedrooms on each side and provide the ability to sell one half of the original investment. These properties are highly sought after, and are usually cash flow positive for investor from Day One. A key attraction is that should a vacancy occur in one of the residences, you still have rental coming in from the other residence, to maintain some cash flow.
House and Land Package is a descriptor used by developers to describe a 'package deal' that includes both a new home and the land on which it is, or will be, constructed. This provides an easier option to both secure finance and have comfort in knowing it will all be completed. Our House and Land Packages have all the work completed for you and are turnkey. The land has been handpicked by the builder/developer (especially for the investor market) and has selected the best match of house and land to complement one another. Factors aimed at achieving both strong growth and fitting the property out as “tenant ready” from day one will assist the investor. A townhouse is generally a building of two or three storey construction situated on a recently subdivided piece of land and usually offering its own title and it may, or may not, have neighbours on adjoining walls, but it will definitely not have any neighbours above or below the residence itself. Depending on the nature of the subdivision, some common property may be involved, necessitating involvement in an Owners Corporation, as part of the ownership experience. A villa unit differs from the above only by virtue of the fact that villa units are single storey only. Investor purchasing townhouses will have either a single or split contract situation whilst villa units generally have single contracts. Please seek our advice on each of these different approaches. The settlement occurs once the titles become available and certificates of occupancy are issued. Single contract properties will appeal to SMSF buyers.
Apartments are residences constructed in buildings usually three storey or higher, containing anywhere from half a dozen to hundreds of separate properties, mostly serviced by lifts and offering communal services and shared facilities. Apartments will offer car parking as below building, below ground or ground level under the cover of the building, and and may have storage cages or facilities. Sometimes apartments in a given complex may not include a car space for all apartments, and this is generally reflected in their purchase price. In the investment arena, apartments are usually sold “Off the Plan” with developers needing to pre-sell a minimum number of the apartments on offer, prior to being able to obtain construction finance from bankers or other development financiers. Apartments are sold on single contracts with the opportunity for purchasers to make significant stamp duty savings. Exact settlement dates are not specified in these contracts, and the contracts themselves can be highly complex. Depending on completion dates apartments may appeal to SMSF buyers.
